Summary:
This position contributes to Orange Tree Golf Course success by performing trade-specified repair and maintenance operations within a specific area of expertise, as well as, general maintenance of buildings, and completion of maintenance requests. This position ensures the safety and comfort of the guests and employees; with a focus on maintaining the facilities.

- Basic knowledge of building systems and components (HVAC, electrical, plumbing, carpentry, etc.)

Essential Job Functions:
- Performs work requiring electrical, plumbing, HVAC/refrigeration, chiller, carpentry, paint/wall covering, or others, in addition to performing general maintenance throughout the property.
- Oversee one other staff member in the building maintenance department
- Conducts regular inspections of the building’s structure, HVAC, electrical, plumbing, and other systems to identify any necessary maintenance or repairs.
- Must, in the course of routine duties, act diligently to observe any maintenance issues, report those to the department management, and take initiative to correct the observed deficiencies.
- Provides emergency/unscheduled repairs of equipment during work shift and performs scheduled maintenance repairs of equipment.
- Respond promptly to maintenance requests and resolve issues in a timely manner to minimize disruptions.
- Make minor repairs to equipment brought into the shop along with troubleshooting on building equipment including lights, doors, windows, plumbing, electrical outlets, and HVAC systems.
- Read and interpret equipment manuals and work orders to perform required maintenance.
- Comply with OSHA Safety and Health rules and MDS requirements.
- Communicate status of work in progress to General Manager, and when the work is completed.
- Ensure building safety by maintaining fire safety systems, and addressing any hazards promptly.
- Maintain and repair flooring, walls, ceilings, and other physical infrastructure.
- Assist in maintaining inventory and ordering necessary supplies, tools, and equipment.
- Maintain records of maintenance activities, service logs, and compliance with safety standards.
- Support coordination of external contractors and vendors for larger repairs or specialized services.
- Ensure that all maintenance work complies with local building codes and safety regulations.
Duties and Responsibilities:
The individual must possess the following knowledge, skills and abilities and be able to explain and demonstrate that he/she can perform the essential functions of the job, with or without reasonable accommodation, using some other combination of skills and abilities.
- Ability to kneel, squat, bend, stoop, and lift (up to 75 lbs.) repetitively.
- Ability to lift, carry, push/pull, and grasp objects weighing up to 50 lbs.
- Ability to climb stairs and ladders, working at heights of up to approximately 30 feet, with the ability to reach, often overhead.
- Ability to move and work throughout the property or stand for the duration of the shift.
- Ability to work in extreme hot, cold, and wet conditions.
- Adhere to uniform, personal hygiene and appearance standards always.
- Must be capable of working in a fast-paced environment both independently and with others.

Education/Experience:
- High school diploma or equivalent (some post-secondary education in a related field is a plus).
- Proven experience in building maintenance or a related trade (e.g. plumbing, electrical, HVAC).
Language Ability:
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
Work Environment:
While performing the duties of this job, the employee is regularly exposed to wet or humid conditions (non-weather); work near moving mechanical parts; work in high, precarious places; outdoor weather conditions and vibration. The employee is occasionally exposed to fumes or airborne particles and toxic or caustic chemicals.
The noise level in the work environment is usually loud.
Physical Demands:
The employee must regularly lift and/or move up to 100 pounds. Specific vision abilities required by this job include close vision, distance vision, peripheral vision, depth perception and ability to adjust focus.
